Lafayette St. mixed-use building sells

A six-story mixed-use building on the Soho-Little Italy border and near the Mondrian Hotel closed for $21 million yesterday. The new owners are planning on gutting the century-old building at 167-177 Lafayette Street and Grand Street. Eastern Consolidated, which represented the seller, said in a marketing document that the building has several unauthorized subletters because tenants were "subleasing space at will, likely at a substantial profit." No leases at the building extend beyond 2009. One former tenant was evicted by the city because it allegedly manufactured illegal handbags on-site.

Southern Brooklyn sees eye-popping sales

From the December issue: If you thought the most expensive area of Brooklyn was Brooklyn Heights, think again. While Brooklyn Heights has had some eye-popping sales -- a townhouse at 140 Columbia Heights sold last year for $10.75 million -- Southern Brooklyn, home to some very quiet and moneyed enclaves, may beat it in terms of super-luxury sales. In 2003, a mansion on Avenue S in Gravesend went for $11 million. And in October, Midtown Equities founder and Sears Tower co-owner Joseph Cayre sold his house in nearby Midwood for $10 million, according to public records. That latest sale, at 3542 Bedford Avenue, is for a 7,526-square-foot home that takes up multiple lots and is deceptively larger than its frontage.

Banker buys at 15CPW for $20M

Jeffrey C. Walker, chairman of CCMP Capital Advisors, has purchased a condo at 15 Central Park West for $20.65 million, according to public records. Walker, formerly the managing partner of JPMorgan Partners, and his wife Suzanne closed on unit 14D on Dec. 4. Residents began moving into the Robert A.M. Stern-designed building last month. Ft. Greene entrepreneur group closing

Rising rents in Fort Greene will force an entrepreneur group that helped turn around the neighborhood to close. Women Working and Winning for the World (4W) Circle of Art and Enterprise opened in 1991, when it paid $2,000 a month for rent at 704 Fulton St. Now, it was asked to pay nearly $5,000 a month in 2008. "We feel we were a catalyst, sparking the renaissance in Fort Greene," said Selma Jackson, director.

UES school to displace tenants

Expansion plans at an elite Upper East Side school mean that residents of a neighboring 12-story rear tower at 85 East End Avenue will be forced to move. The Brearley School, whose alumnae include Caroline Kennedy Schlossberg and actress Kyra Sedgwick, said it would help tenants move. Tenants said they pay less than $2,000 in rent per month.
